Some of the well-established community developments in Dubai are consistently experiencing growth in property values, including Meadows, Arabian Ranches, Jumeirah Islands, and lastly The Springs that comprises of two-bedroom, three-bedroom, and four-bedroom townhouses in which the asking prices for its villas have increased between 25 and 30 per cent on the yearly-basis.

Based on the data released by PropSquare Real Estate, a Property Consultancy Company which is based in the Emirate of Dubai, it reported that the prices for two-bedroom villas in the above-mentioned community development, The Springs, increased from AED1.25 million in October 2011 to AED1.60 million in the same period of this year 2012. In addition, even the three-bed villas have had a price tag of AED1.75 million in the previous year, compared to AED2.4 million for the current year. In other words, during the third quarter of the year, the prices for two-bed villas jumped almost 10 per cent to AED1.60 million from AED1.45 million in the second quarter; while the prices for three-bed villas increased from AED2.2 million to AED2.4 million in the same period.

As Director of PropSquare Real Estate Company, Faisal Baig emphasized that there is indeed a growing demand for those villas located in The Springs Community due to the fact that the investors are ready to pay a 'Premium' for them. However, he said that such increasing demand also entailed a new problem for those involved property brokerage firms accordingly; for some of the unit owners are canceling their agreements for the sake of having better offers. In fact, one of the consequences for such growing demand for villas is that the owners are refusing to honor their words unless they have already signed the so-called 'Memorandum of Understanding' (MoU) with the property agency itself.

Now, due to such positive outlook for villas in The Springs, some of the banks in the Emirate are now offering their mortgage services to those investors who are having plan to purchase properties or villas in particular from that aforementioned community development because of the fact that the latter's villas have become highly-liquidated assets so far.
