The Government of Dubai is now in the process to repay the Financial Support Assistance from Abu Dhabi

When the Global Economic Crisis started in mid-2008, the Emirate of Dubai was affected a lot, especially the Real Estate Sector; for there were a number of companies which were lacking of funds to continue their operations in the market. In other words, they have become or filed a bankruptcy in particular. So, as far as the Government of Dubai was concerned, it has done an initiative to request a 'Financial Support Assistance' from its rich-neighboring Emirate, Abu Dhabi.

Since then, Dubai Government has gradually resolved some of its debts. Actually, it has raised a total of $10 billion from bond sales to the government of the above-mentioned supportive Emirate as well as some state-controlled banks, which were just part of the latter's support fund for Dubai's state-owned companies such as Dubai World Holding and others. In addition, it has also raised another $10 billion by selling bonds to the UAE's Central Bank in the month of February 2009, a year after the onset of such financial phenomenon that bothered not only the Emirate's markets but the entire global markets as well.

Surprisingly, as 2012 has been reportedly considered a positive year for the Emirate's property market, the government is now in the process to fully repay its $10 billion loan from the Capital City of the UAE, Abu Dhabi. It is because of the fact that the Dubai is currently experiencing growth not only in the property sector but also in other industries, including hospitality, tourism, and trading.

According to Mohammed Al Shaibani, Chief Executive Officer (CEO) of Investment Corporation of Dubai and Director General of Dubai's Ruler's Court at the same time, he said that the Emirate's economy is indeed in a phase of growth once again after three years of the impacts of economic downturn. He added that the latter was quite well-positioned for a recovery in the wake of such financial crisis.

Moreover, even the Head of Research at Jones Lang LaSalle in the Middle East and Northern Africa (MENA) region, Craig Plumb firmly said that Dubai's property market will completely recover within two or three years from now, especially in line with Commercial Real Estate Industry. Then, he believed that the commercial property rents have already bottom out so far, particularly in the following well-established developments in the Emirate: Dubai Marina, Downtown Burj Dubai, and Dubai Financial & International Centre (DIFC).
