When the economic downturn started in mid-2008, most of the construction works of real estate projects in Dubai have suddenly stopped due to lacking of funds as well as the availability of some local and international banks has reduced because of defaulted investors who could no longer continue their financial obligations with them. Actually, among the areas in which the construction industry was mostly affected are Dubai Marina, Jumeirah Lakes Towers, Downtown Dubai, Business Bay District, etc.

In the wake of such financial phenomenon, both corporate and property investors have suffered financially. As a matter of fact, some of the companies have filed the so-called 'bankruptcy' while others have tried to remain strong.

Now, after three years of having such economic slowdown, the Central Business District or Business Bay which is considered the same with New York's Manhattan in particular witnesses an increasing demand for plots.

According to Khalid Al Malik, Chief Executive Officer of Dubai Properties Group (DPG), a master developer of the aforementioned district, he said that as plots are now trading in the market, a number of investors have lately purchased such properties in the area in which the plots are in design phases. As a consequence, the developers are currently in talks with investors. However, he unveiled that the company doesn't have any available plots in the master development that has a total of built-up area of 5.9 million square meters. For this reason, it means that there is a massive demand on the company's Business Bay development after all.

He further said that the demand for properties in the area is indeed very high. For this reason, DPG is struggling in terms of inventory as it doesn't have any available properties whether for residential or retail at the moment. As a conclusion, in comparison, the stats today are quite much better than two years ago.
